Seller's Guide
YOUR GUIDE TO A CONFIDENT HOME-SELLING EXPERIENCE
Selling your home is a big decision, and having a clear plan can make the process feel much more manageable. My goal is to help you understand what to expect, prepare your home for the market, and navigate each step with confidence.
Start With Your Goals
Every home sale is different. We’ll start by talking about your goals, timeline, plans for your next move, and what matters most to you. Understanding where you’re going next allows us to create a selling strategy that is tailored to your situation.

Partner With a REALTOR®
By partnering with a REALTOR®, you’ll have a trusted professional by your side throughout the selling process. I’ll provide local market insight, keep you informed about your neighborhood’s inventory and activity, and help you make informed decisions from preparation and pricing through marketing, negotiations, and closing.
Your Home-Selling Journey
01 — Discovery & Research
’ll tour your home and provide my insight on what may help position it for a successful sale. We’ll discuss your goals, the current market, and the selling process while beginning to develop an initial marketing strategy for your property.
02 — Listing Appointment
We’ll review your home’s market value, discuss the strategy and timeline, review the calendar of expectations, complete the necessary paperwork, and officially prepare your property to go on the market.
03 — Pre-Launch
Before your home goes live, I’ll make sure everything is ready. From professional photography and marketing materials to signage and a lockbox, we’ll complete the necessary preparations so your home is ready for launch day.
04 — Launch Day
It’s time to go live! Your home’s listing is published online, your yard sign is placed, and the marketing materials we’ve planned are rolled out. The goal is to create strong visibility and introduce your property to potential buyers.
05 — Buyer Prospecting
Once your home is on the market, consistent exposure is key. Your property will be promoted across appropriate marketing platforms, and open houses may be held with your approval. I’ll continue monitoring activity and buyer interest throughout the listing period.
06 — Sales Agreement
When an offer is received, we’ll review the terms and conditions together. I’ll help you understand the details, answer your questions, and negotiate on your behalf as we work toward an agreement that aligns with your goals.
07 — Inspections
After an offer is accepted, the buyer may arrange for a home inspection. The inspector may identify repairs or improvements for consideration. I’ll help you understand the inspection-related requests and negotiate on your behalf when necessary.
08 — Loan Commitment
If the buyer is financing the purchase, their lender will complete the underwriting process and coordinate the appraisal. The buyer’s financial documentation and loan requirements will be reviewed as the transaction moves toward final approval.
09 — Closing Preparation
As closing approaches, we’ll make sure the remaining requirements are completed and the closing is scheduled. I’ll review the final details with you, and the buyer will typically complete a final walkthrough of the home shortly before closing.
10 — Closing
The final step! Documents are signed, ownership is transferred, keys are exchanged, and your sale proceeds are distributed according to the closing process. Once the transaction is complete, you can cancel or transfer your utilities and insurance as appropriate, and the yard sign and lockbox will be removed.
READY TO SELL?
Whether you’re thinking about selling now or simply want to understand what your home could be worth, I’m here to help you make sense of your options and create a plan that fits your goals.
